Ki-Fix Repiping Solutions Inc. was contracted by owner to retrofit a five-level townhome. After approving the modifications, the Condominium Corporation management required an inspection and certification by a Professional Engineer on completion. Brown Associates Limited was retained by Mr.Chris Clarke of Ki-Fix to provide an engineering report before closing up openings.
The work included abandonment or removals where practicable of original Kitec service including 21 connections for fixtures on five different levels and replacement with Uponor pipes and fittings throughout.
Ki-Fix used thermal imagery and minimal invasive exploration to thoroughly map the existing systems before starting the work. This permited the number of openings through drywall to be kept to an absolute minimum.
The original implementation used a continuous 1/2" feed with various fixture tees. The design and execution by Ki-Fix demonstrated considerable ingenuity and now incorporates three different hot and cold supply zones served by 3/4" pipes, and 1/2" pipes from hot and cold manifolds in each zone to each fixture. This substantially increased and stabilized water volumes available to each fixture and improved water pressure substantially.
The original design had one shut-off valve for the entire unit. The new design has one central system Uponor shut off valve, and all exposed fixture connections have individual Uponor shut off valves. There is also a new central drain valve installed in the lower level ceiling to facilitate gravity drainage of the entire system.
While this system required well over a hundred pipe connections and required openings throughout the unit, drywall cutting was kept to a minimum and dust and debris were well managed so as not to contaminate the home and owner’s contents which remained in place throughout the retrofit.
The writer is a professional engineer with 45 years’ Ontario based experience including building condition reports, pre-demolition and pre-renovation surveys. This letter serves to confirm the work which will be largely hidden on completion, was carried out to meet code, resolved all deficiencies in the original system, and was executed in a most professional manner. I am confident that a parallel letter from the owner of this unit can speak to the quality of drywall repairs, paint and finishes which will follow my inspection.
